Rate Sheet Information (Why I do not and can’t provide)

Do you remember the days when you would pick up your phone and call a lender to get a quick rate quote? No questions about credit, down payment, product you were seeking, adjustable rate vs. fixed, location or type of property?

The Irrational Markets and what it means to you!

Mortgage rates much like the stock markets are moving all the time and are very fluid. Rates can move in both directions at the flick of a second based on realities or perceptions. Rates are also based on the guidelines of the secondary mortgage markets (The agencies - Fannie Mae and Freddie Mac) and the investors with whom we work. Often times, I will not know how to price your loan until I have reviewed your credit, income and financial situation. In general, the better your financial life the better rate you will receive. If you are struggling, the market will price the risk accordingly and you may end up with a less attractive rate.

I will determine your rate and fees up front and provide you with a complete estimate of closings costs along with a break-down of your payment. In addition to this required disclosure information, I will provide you with a guarantee at time of application that provides you with piece of mind at the closing table.
